Pre-Purchase EMF Inspections
You shouldn’t commit to a property without a pest or structural inspection. Neither should you take the risk it has unfixable EMF radiation problems.
Most homes expose the residents to low-level radiation, and this is in most cases able to be fixed. There are however radiation types that can’t be mitigated or shielded against and these must be avoided at all costs.
When committing to a property, no matter if you are buying or renting, we must make sure that the unfixable radiation issues are not present. You can do this to some extend yourself with one of the recommended meters and some online training, but as a home purchase or lease is a big commitment, you want this checked by a professional.
We can investigate for those unfixable issues and also, we’ll investigate for the very common exposure to EMF radiation from internal wiring and transmitters like phone towers and WIFI from the neighbors.
At the end of the assessment, you’ll get our opinion based on our experience and much peer-reviewed research if the exposure in the home should be fixed once moving in, or if it has problems that can’t be removed. A small price to pay for peace of mind.
About this Process
Depending on the depth of the assessment and the answers you seek, a Pre-Purchase EMF inspection can take between 30min and 2.5 hours.
A basic assessment answers the question ‘should we or should we not get this property?’. In a comprehensive assessment, a full investigation also into how the common EMF exposure found in most homes, can be addresses in this home.
Some of what we investigate:
- Magnetic fields in- and outside the home
- Electric fields in the bedrooms
- Radio frequency radiation exposure on the property.
NOTE: The levels we are concerned about are likely a lot lower than those deemed acceptable by local government.

Why do a Pre-Purchase EMF Inspection?
It’s true, pretty much any home you buy or rent will not be perfect, unless we’ve already fixed it. So, there is almost always work to do to make especially the bedrooms the way they should be. It is the unfixable problems you desperately want to avoid getting stuck with. That is the main reason to do this inspection.

Absolutely! We work with people that rent all the time. The investigation is the same but the approach to address problems may vary. Solutions that you can take with you once you move on, are more preferable that things you have to leave behind. We’ll discuss your options once we know what you’re dealing with.
We're thinking of buying a home near transmission lines. Are they dangerous?
There is a lot of research investigating transmission lines and problems are often found. The main factor is the levels of radiation they produce and how far they reach. This should not be failed to be investigated, whenever transmission lines are in sight. The same goes for normal ‘up-and-down-the-street’-power lines too… so ALL homes should be checked.
What is a safe distance from cell phone towers?
This is hard or impossible to say. Levels may be lower when you get very close, but the directional transmitters from other towers connecting with the tower you are concerned about, might be beaming you in the back from a distance. Your exposure MUST be measured on the body when in the home and in bed ideally. Good news is, that this can often be mitigated against.
